It's not on the market yet because there are a few things we want to do to it before listing like neutral paint (I've got an outdated sage green in the living room, foyer, hall right now), a few updated light fixtures, new interior doors and have the deck rebuilt. We're thinking next Spring is when we'll be done with updates and get it listed. I've got a soft place in my heart for people that do cross country moves. We did 5 or so in 11 years. It's not easy! After 11 years, you should still have a significant amount of appreciation. I'll bet you come out just fine. (Hey- isn't sage green back in style now?). Next spring, eh? I'm guessing the market should start coming back by then. There have been a few isolated metro's that experienced bad real estate markets for a good long time, but not many. Houston in the early 90's is really the worst one - that bear market lasted 5 years or so. This current bear market should be getting fairly long in the tooth by 3/09. That's closing up on 3 years nationally - that's a very long time for the market to be this slow. I'm betting it will still be slower than it should be, but that you'll get it done and be ok. I'd put money on it. (Not really - I'm Dutch. We don't put money on anything.)
