hi I'm a 27 year old mother of five and i take care of my disabled parents we are trying to find a home we would like to buy a small farm but we don't have a down payment now i would just save up one if i could but i don't have much time my home isn't suitable for them and where they are staying there not receiving proper care we do have 3 incomes that are stable and my husband works we can work off a down payment or I've heard we qualify for some different programs that would help but i don't know where to get them i need something soon I am desperate I need some help on this if anyone has any information please please help me

I am not sure if a home is the proper option if you don't think you can put at least 10% down. (I would recommend 20% down so you can avoid PMI, but 10% is the bare minimum.)

If you don't think you can do that, I would recommend contacting a real-estate broker and letting him/her know that you are interested in renting a larger place than what you currently have. Depending on your area, there may be a lot of places available due to foreclosures or people being unable to sell their homes. The broker will probably charge you a one-month-rent broker's fee, but put you in a place that is more suitable for your needs.

It would be nice if you could give us some more background. Where do you live? What is rent like in your area- can you afford to rent a suitable place?

Two years ago, you might be in trouble, but right now, there is a glut of houses that nobody is living in.

first what do you mean a home is not the option do you suggest i put my mom in a home or do you just mean i should make someone else's house payments and remodel another house for someone else because I've done that three times (remodel someone else's house) I pay 2,000.00 a month rent for a dump and that does not include utility's i don't have a yard to keep my horse and my kids are miserable which not to mention but my two older kids are not even at home right now because there is no room i cant save up enough money for a down because i am making someone else's house payments and plus some for there pockets i am appalled by the lack of morels that people have to take advantage of people like this to sit on there hind end and make money off of people like me who were born into nothing and have nothing my kids should not have to suffer because my mom was disinherited and we didn't get the right start I've been on my own since i was 13 and what kind of life do you think I had i think those who have plenty should be willing to give because i have nothing and would give the shirt off my back to see a smile on someone who didn't gave what i haves face to be the cause of joy is stalwarts better than to receive it

some how you are gonna have to save and plan. That's just how is goes. Like the previous poster said 20% down would be ideal. I don't think people are taking advantage of you, and they don't have any moral obligation for you . It's not their responsibility to comfortably house 9 people.

If I were you I would pray and seek God and make a plan of action so you have some better direction and please don't have that "I was born poor so I can't attitude"

What state do you live in or wish to live in?

There are some state programs and some that are national. You could start with ACORN contact them athttp://www.AcornHousing.org

Neighborhood Housing http://www.neighborhoodhousing.org/

Or http://www.HUD.gov


Another option is to look for a Rent-to-Own deal. This will cost more on a monthly basis and the contract should be reviewed by your attorney.

Have you ever owned a home before?
There are many costs that homeowners (and landlords) have to bear that renters do not. If you buy a home, you will need to pay for sewer, water and garbage, pest control and lawn care services. If you take care of the lawn yourself, you may need to buy a lawnmower and other lawn and garden tools.

You will be responsible for all home maintenance and repairs even if something breaks within days after you move in. (I've seen it happen.)

You will need to have home-owner's insurance and pay property taxes.

thank you peace i do pay water and septic and i have to fix something if it breaks i am responsible for my trash and my yard and my electric i pay it all I'm not on food stamps and i don't receive government aid all i want is help with a down payment and maybe a little prayer i am not asking for a hand out here just a hand up maybe i went a little over board but how can you think a home is not the right option I fight day and night to keep what i do have I cry myself to sleep almost every night and i pray and pray and pray some more if i see someone in need i help and all I'm asking for is some info to get some help go ahead and criticize me tell me its my fault i ended up on the street at 13 tell me its my fault i don't care because the only one that has the right to make that call is not you your opinion of why I'm in this mess doesn't matter i didn't ask for you to judge me i asked for you kindness for some info and thank the good lord someone saw fit to give me some information that could be useful do you understand i pay over 3,00 a month to live in someones house that wont even fix the plumbing i have to find the time in my day to fix it because i already pay 3,000.00 a month and cant afford a plumber

Your landlord is responsible to fix the plumbing. If s/he refuses to fix it, they should be reported to the local Landlord-Tenant Office.

You still have not responded to 2 requests asking where you live.

Some programs are limited to certain counties and states and I can't give you what will apply to your area until I know what that is.

No one here has judged you or criticized you.

I live in Nevada near Ely but I have in just the last year lived in three different states my husband drives truck so we can live anywhere I just seem to have severely bad luck with landlords I've remodeled houses for my moms wheelchair just in time for my landlord to sell the house to his brother or cousin too many times

dana, since you can live wherever you want, why not find out where rental homes are cheaper, and move there for a while to save up? In our area of PA, you can get a very decent family-sized house for $1000/month, or much less, depending on the township. If you have managed to pay $2k/month rent, you could sock that amount away into savings and come up with the downpayment you'd need for a home fairly quickly. Our monthly income (which is comfortable for us) is less than your monthly rent--that's a stunning amount to be paying, from my perspective. [&:]

What kind of financial plan do you have? Do you have a written budget? I can totally understand prefering to own a home rather than pay someone else's mortgage, but....If you do not have a good budget and manage your money very well, even an inexpensive house could get you into deep trouble.

move out of NV. That's my first advice. Seriously. I'm from Northern NV and I KNOW how expensive it is. NV is one of the highest costs of living states. Your money will be very well spent to move out of NV and to a state in with a better cost of living/wage ratio. NV sucks for that because it's a casino state that pays very low wages.

Yeah... we are in PA, too... and $2000/mo would rent you a mansion here.... $500/month would get you a liveable, large place in some of the less desirable (but not downright dangerous) places long enough to save for a downpayment. And there are programs in PA that help you budget to get credit right/build up down payment, then give loan with low down payment abd very low interest rates. Call your local housing authority to find out what kind of programs are available in your area. Habitat for Humanity might be an option for you, too.

And there are farms in this area where horses can be boarded. I have known several people who exchanged work in the barn for boarding fees.

America is still the land of opportunity... but the opportunity doesn't drop in your lap... you have to go after it and work for it.

You need to find an apartment until you can own a home. By law apartments have to have so many handicapped accessible units. You should not be paying to modify a home that you do not own.

There's always a need for truck drivers, no matter where you move. There are lots of trucking companies who need daily drivers, so it doesn't always have to mean an over the road job.

2000 a month you could buy a house in most areas here (MI). 1000 + would you get a luxury 3 bedroom apartment.

Perhaps you could rent 2 apartments, side by side... you know 2 doors out of the same corridor.

Then you could care for your parents, but each family has it's own space that feels like their own. It would be plenty of space, and more likely to be wheelchair friendly. You could set up a baby monitor so that you could keep an ear out for them being OK at night, like you would if they were sleeping just down your own hallway.

A down payment is an important part of a loan. If you are not in a position to make one, it's pretty sure that the burden of the mortgage would be too much for you... which would be a terrible thing in the end. If you're going to go into major debt, doing it well and responsibly means saving for your own down payment.

That's why wanting (or getting) a down payment without saving for it yourself is usually a recipe for financial and family disaster. I wouldn't want that for you. So I hope you can find a really good way to rent housing in the meantime, while you get all your ducks in a row, looking towards home ownership in a few years.

Don't rush to buy a farm or acreage. Find a reasonably comfortable way to live in the mean time (take the stress off yourself) and take your time to save and dream and find just the right place for you all.

Check out that link for NV I posted- if you qualify for that, it might not be necessary for you to move out of state if you don't want to...

There are a lot of variables regarding which state you would want to live in... what type of weather you are comfortable with, rural/suburban/city, etc. Figure out which region you want to live, then look at the data for states/communities in that area to find one where the cost of living isn't too bad.

www.city-data.com gives you a slew of info about areas. The population, the weather, the cost of living, average home prices, everything!

yes, look at cost-of-living.
here in texas, for $2,000 you could be living in a super place for $2,000 per month! Since you don't need to be too close to the downtown of a big city, you could find a place on the outskirts of one of our major cities, where the cost drops off comapred to near the downtown.

you could live fine for $1,000/month.

you may have heard of some of our big cities. they are among the top ten in the country. houston. dallas. san antonio. each of these has a very decent cost-of-living, plus you are not having to live inthe middle-of-nowhere.

***Here is another thing to think about. I mean this respectfully, but let's get honest: your HORSE is crowding into your budget that should be going to take care of the FAMILY members who are dependent on you - your parents, and whatever children are younger than 18 years old.

The horse is an expensive hobby. Get out from that expensive hobby, and you will be in better shape financially and mentally.

There is someone else in the world who would also love to have a horse, or another horse, that can afford to take care of it without compromising the needs of their dependent family.

I am not saying you don't love your horse, or that the horse is not important. I am saying that I myself would get the horse into some other decent living situation before you ALL go broke and even the horse won't have a place to live. Maybe you could sell the horse or give it away to someone who would agree to send you updates and pictures periodically?

You could send that person $5 every now and then, and ask them to buy some apples for the horse, just so you can still give your love to the horse.

Some woman once gave an old, blind dog away to a foster pet agency, because the woman had to move from a house into and assisted care facility, and could not keep the dog anymore, after 10 years of companionship. I was happy to adopt this wonderful dog, who is so tame and friendly and housebroken, etc., cuz she grew up in such a nice home.
